Install one compatible owner-supplied standard residential electric tank water heater as a like-for-like replacement in a normal, readily accessible location. Most standard installations take approximately 2 to 3 hours. The online price covers a qualifying installation completed within four hours.
Includes service call, labor, disconnection and removal of the existing heater, removal and disposal of the existing water heater, placement and installation of the new heater, reconnection to serviceable existing water and electrical connections, new water-heater shut-off valve, new standard drain pan, standard installation materials, applicable standard permit, permit inspection coordination, and a code-required thermal expansion tank when required for county or city water service or another closed water system. Includes filling, purging, startup, basic operation testing, leak testing, and cleanup.
Excludes tankless, hybrid or heat-pump, gas, propane, commercial, and solar water heaters; relocation; new circuits; panel upgrades; breaker or wiring replacement; major code corrections; extensive piping changes; recirculation modifications; structural or finish repairs; hazardous-material work; and installations requiring more than four hours. Attics, crawlspaces, confined closets, elevated platforms, restricted access, stairs, ladders, and other abnormal or hard-to-access locations are excluded from the online price. Modern Plumbing will provide a free estimate for difficult-access locations and for tankless, hybrid, gas, propane, or commercial water heaters.
Owner-supplied product notice: Modern Plumbing does not provide a product warranty or cover manufacturer defects, product failures, repairs to the product, replacement components, warranty claims, or labor to remove and reinstall a defective product. Qualifying work includes a 30-day limited workmanship warranty on the plumbing installation performed by Modern Plumbing only.
