An inspector may flag a water heater because of age, leaks, corrosion, improper installation, missing thermal expansion protection, code concerns, or visible safety issues.

Modern Plumbing regularly helps buyers, sellers, real estate agents, and property owners complete water heater replacements before closing. When timing matters, our stocked inventory and same day installation availability can help keep the transaction moving forward.

Common inspection report water heater issues include:

Leaking water heater tank

Old or outdated water heater

Improper drain pan or discharge piping

Missing expansion tank where required

Corrosion or rust at fittings

Improper shutoff valve or supply connections

Water heater near or past expected service life

If your inspection report mentions the water heater, Modern Plumbing can review the concern and provide a professional replacement option when needed.

Signs You May Need a New Electric Water Heater

No hot water

Water leaking from the tank

Rust-colored hot water

Breaker tripping repeatedly

Water heater is making popping or rumbling noises

Hot water runs out too quickly

Unit is older and unreliable

Water heater was flagged on a home inspection report

If your water heater is leaking from the tank itself, repair is usually not the best option. In most cases, the tank must be replaced.

Frequently Asked Questions About Water Heater Expansion Tanks

Why do I need an expansion tank?

An expansion tank helps protect your plumbing system from excess pressure caused by thermal expansion. When water heats inside a water heater, it expands. In a closed plumbing system, that extra expanded water has nowhere to go, which can increase pressure inside the pipes, fixtures, valves, and water heater.

An expansion tank gives that expanded water a safe place to go. This helps reduce stress on the plumbing system and can help prevent leaking relief valves, damaged fixtures, pipe leaks, and premature water heater failure.

Are expansion tanks required by Florida plumbing code?

Florida Plumbing Code Section 607.3 addresses thermal expansion control. When a storage water heater is supplied with cold water that passes through a check valve, pressure reducing valve, backflow preventer, or similar device, thermal expansion control is required.

Many homes connected to county or municipal water systems may have a closed plumbing system because of backflow prevention, check valves, or pressure control devices. In those situations, an expansion tank or approved thermal expansion control device is typically required.

Do I need an expansion tank if I am on a well?

In most normal private well systems, a separate water heater expansion tank is usually not needed because the well system already has a pressure tank. That pressure tank can often absorb the expansion that occurs when water is heated.

However, every plumbing system is different. If a well system has special valves, backflow devices, or a unique setup, Modern Plumbing can evaluate whether additional thermal expansion protection is needed.

What does an expansion tank do?

An expansion tank is a small tank installed on the cold water side of the water heater. It contains an air bladder or cushion that absorbs extra pressure when heated water expands. Instead of forcing that pressure back into your pipes and fixtures, the expansion tank gives the system room to safely handle the pressure change.

Is the expansion tank included in Modern Plumbing’s flat rate water heater pricing?

Yes. Modern Plumbing’s flat rate electric water heater replacement pricing starting at $1,475 includes an expansion tank when required, along with the AO Smith ProLine electric water heater, labor, standard installation materials, removal and disposal of the old unit, Citrus County permit, and required inspection.

Serving Citrus County Since 1978

Modern Plumbing is proud to be a trusted local plumbing company serving Citrus County homeowners for generations. Whether you're in Inverness, Lecanto, Crystal River, or Hernando, the standard should be the same: professional service, honest pricing, and real respect for your time and property.

At Modern Plumbing Inc., we've been serving Citrus County homeowners and businesses since 1978. Over nearly five decades, we've built our reputation on three things: doing the job right the first time, communicating clearly, and treating every customer's home as if it were our own.

This guide walks you through exactly what you can expect when you call us — and what every homeowner should know before hiring any plumber in the area.

5-Star Customer Service, Start to Finish

From your first phone call to the final invoice, your experience should feel consistent and professional. Our team communicates clearly at every step — explaining what we found, what your options are, and what we recommend — before any work begins.

Friendly, professional communication from the first call

Clear explanation of the problem in plain language

Options presented before work starts — never surprise charges

Respect for your home, your schedule, and your time

Free, Type-Written Detailed Estimates

For any significant plumbing project, we provide a free written estimate before work begins. This isn't a verbal ballpark — it's a professional, easy-to-read document that breaks down exactly what we're recommending and why.

Projects that qualify for a free written estimate:

Water heater installation or replacement

Bathroom and kitchen plumbing projects

Full or partial house repipes

Water line and drain line repair or replacement

Slab leak repair

A written estimate protects you. It creates a clear record of what was agreed upon, making it easy to compare options and make an informed decision — with zero pressure.

Detailed, Itemized Invoices — No Hidden Costs

We believe in complete transparency when it comes to billing. Every invoice we issue is itemized, showing you exactly what work was performed, what parts were used, and what each line item costs.

No bundled mystery charges. No vague "service fee" line items. If you have a question about anything on your invoice, we welcome the conversation.

Tip for hiring any plumber in Florida: Always ask for a written estimate before work begins, and request an itemized invoice when it's complete. You can verify any Florida plumbing contractor's license at any time through the Florida DBPR license verification portal. Modern Plumbing holds license #CFC1431599.

Convenient 2-Hour Service Windows

We know your time is valuable. Nobody should have to block out an entire day waiting for a plumber. That's why we offer 2-hour arrival windows for all scheduled service calls.

Our dispatcher will confirm your window the day before, and our technicians work to arrive on time. If anything changes, we'll call ahead.

Experienced Plumbers — Not Salespeople

Many plumbing companies operate on commission-based models, which creates an incentive for technicians to recommend more work than necessary. Our plumbers don't work on commission. When one of our technicians arrives, their only job is to diagnose your plumbing issue accurately and fix it correctly.

No commission-based upselling

No pressure to buy services you didn't ask about

No inexperienced technicians learning on the job

Focused, efficient service from licensed professionals

Well-Stocked Service Vans = Faster Repairs

One of the most frustrating experiences for homeowners is having a plumber show up, diagnose the problem, and then leave to get parts — sometimes not returning until the next day. We work to eliminate that with fully stocked service vans.

Our vehicles carry common plumbing parts, fixtures, and tools so we can complete most repairs on the same visit. This means less disruption to your day and faster resolution of your plumbing problem.

What Citrus County Homeowners Say

"Curtis and his crew were on time, explained everything clearly, and the invoice matched the estimate exactly. Will not use another plumber."
— Sandra M., Inverness, FL ★★★★★

"No upselling, no nonsense. They fixed my slab leak quickly and the itemized bill made total sense. Honest, local business."
— Dave R., Crystal River, FL ★★★★★

Respect for Your Home

Professionalism isn't just about technical skill. It's about how a technician carries themselves in your space. Our team wears shoe covers, keeps work areas clean, and leaves your home the way they found it — or better.

Local, Family-Owned and Rooted in Citrus County

Modern Plumbing isn't a franchise or a call-center operation. We're a local, family-owned business that has operated in Citrus County since 1978. Curtis and the team live and work in this community. Our reputation is built one job at a time, and we take that seriously.

We proudly serve all of Citrus County including Inverness, Lecanto, Hernando, Crystal River, Homosassa, Citrus Springs, Floral City, and surrounding areas.

What You Get Every Time with Modern Plumbing

5-star customer service

Free type-written detailed estimates for larger projects

Detailed, itemized invoices

Convenient 2-hour service windows

Experienced plumbers — no commission, no sales pressure

Well-stocked service vans for same-visit repairs

Honest recommendations

Respect for your home

Florida Licensed & Insured — #CFC1431599

Family-owned and serving Citrus County since 1978

Schedule service online or call us at (352) 726-5601.

Frequently Asked Questions

Do you offer free plumbing estimates?

Yes. We provide free type-written detailed estimates for larger plumbing projects — including water heater installations, bathroom and kitchen plumbing, repipes, and water or drain line work. For smaller service calls, we'll give you a clear price before any work starts.

Do your plumbers try to upsell services?

No. Our plumbers are not salespeople and do not work on commission. When a technician arrives, their focus is entirely on diagnosing and fixing your problem correctly — not on selling additional services.

Why are itemized invoices important?

An itemized invoice shows you exactly what work was performed and what each part or service cost. This eliminates confusion, prevents billing disputes, and builds trust. If you've ever received a plumbing bill that felt vague or inflated, you understand why this matters.

Do you offer 2-hour service windows?

Yes. We schedule convenient 2-hour arrival windows so you're not waiting around all day. Our stocked service vans also mean we can often complete repairs on the same visit.

What areas of Citrus County do you serve?

We serve all of Citrus County including Inverness, Lecanto, Hernando, Crystal River, Homosassa, Floral City, Citrus Springs, Beverly Hills, and surrounding communities. It seems like the perfect place to keep them out of sight… but this common habit can lead to expensive plumbing damage, rust, leaks, and even mold growth.
At Modern Plumbing, we’re seeing more and more under-sink cabinets that look just like the picture below—corroded pipes, rusted metal parts, and failing plumbing components caused by chemical fumes. Here’s what every homeowner in Citrus County should know.

🧪 Why Chemicals Shouldn’t Be Stored Under the Sink
Even when bottles are closed, many cleaners release fumes that react with plumbing materials. Over time, these fumes (especially from bleach, ammonia, acidic cleaners, and drain chemicals) cause:
✅ Metal Corrosion – Shut-off valves, drain assemblies, and supply lines rust and weaken
✅ Pipe Damage – Brass, copper, and chrome fixtures corrode, eventually leading to leaks
✅ PVC Breakdown – Strong chemical vapors can dry out plastic and rubber gaskets
✅ Mold & Moisture Issues – Leaky chemicals or condensation promotes mold growth
The result? Costly plumbing repairs that could have been easily avoided.

🚨 Warning Signs You Already Have Damage
If you open your under-sink cabinet and notice any of these, it’s time to take action:

Green or white corrosion on pipes

Rust on shut off valves or supply lines

Musty or chemical smell

Discoloration on the cabinet floor

Water stains, moisture, or soft wood

Leaks under the sink often go unnoticed until major damage has already occurred.

Rust and Corrosion on Plumbing from Stored Chemicals Underneath Sink - Modern Plumbing

Rust and Corrosion on Plumbing from Stored Chemicals Underneath Sink - Modern Plumbing

✅ What to Store Under Your Sink Instead
If you want to avoid corrosion and plumbing damage, only store safe, non-chemical items, such as:
✔ Paper towels
✔ Trash bags
✔ Small bins or sponges
✔ Dish soap (sealed tight)
✔ Cleaning cloths
Better locations for cleaners: a hallway closet, laundry room shelf, or garage cabinet.

🔧 When to Call a PlumberIf you see corrosion or rust like in the image, don’t ignore it. Here’s everything you need to know before selecting your next water heater.

💧 1. Determine the Right Water Heater Size (in Gallons)Water heaters come in different tank sizes, commonly ranging from 30 to 80 gallons.

A small household (1–2 people) may only need a 30–40 gallon tank.

Larger families often require 50 gallons or more to meet daily demand.

Choosing the correct size prevents both energy waste and hot water shortages. If you’re not sure what size you need, our plumbers can measure your current setup and recommend the best AO Smith ProLine model for your home.

🧍‍♂️ 2. Measure the Height and Space Around Your Heater
Before replacement, measure how tall your current water heater is and note any space limitations around it. Some homes—especially garages and closets—require a “short” or “low-boy” model to fit properly. Proper spacing ensures safe installation and allows for future maintenance.

⚡ 3. Is your Existing Heater Electric or Gas powered?
Ask yourself: Is your water heater electric or gas-powered? Most water heaters in Citrus County are typically Tank Type Electric. It is important to stay with the same type of heater to avoid modifications.

Modern Plumbing installs both electric and gas AO Smith ProLine water heaters with same-day installation and free estimates.

🚪 4. Consider Location: Is It in the Garage or Inside the Home?
Most Citrus County homes have their water heaters in the garage. If your water heater is tucked in a small closet or corner it is very important to make sure to select a heater that will fit in properly to avoid costly modifications. Water heaters installed in living spaces require water heater pans with drain lines.

🧱 5. Is Your Heater Installed on a Shelf?
Is your heater is on a raised platform? Picking the correct water heater is important due to space limitations on shelves. It also requires two plumbers to safely get the old water heater down and the new water heater up. We would love to give you a Free Onsite Estimate for these heaters.

🚰 6. County Water or Well Water?

County or City Water with Meters Water Heater Installations Include Code Required Expansion Tanks Per Florida Plumbing Code. Expansion tanks are a safety device installed above your water heater that allows thermal expansion absorption. Well Water systems do not require Expansion Tanks.

⏳ 7. How Old Is Your Water Heater?
Most traditional water heaters last 12–15 years. If yours is older—or showing signs of rust, leaks, or longer heating times—it may be time to replace it. Installing a new energy-efficient model can reduce energy costs by up to 20–30%.

✅ Quick Checklist: Water Heater Questions
Before scheduling your free estimate, take a minute to answer these questions:

What size is your heater in gallons?

How tall is your heater?

Is it Electric or Gas?

Is your heater located in your garage?

Is your heater on a shelf?

Are you on County Water or Well Water?

Do you know the approximate age of the heater?

Is there any limitation in space around the heater?

Having these answers ready helps Modern Plumbing quickly recommend the best water heater replacement or installation for your home.

📞 Call Modern Plumbing for a Free Water Heater Estimate

Don’t wait for a cold shower!
Call Modern Plumbing, Inc. today at 📱 (352) 726-5601 for a Free Estimate and Same-Day Service.
We proudly serve Inverness, Lecanto, Crystal River, Hernando, Homosassa, and all of Citrus County.
👉 Family-Owned Since 1978 — “Your Grandma’s Favorite Plumber!”

Upgrade Your Home with Modern Plumbing: Water Heaters, Toilets, Faucets & Sinks

https://www.citruscountyplumbers.com/the-modern-plumber/upgrade-your-home-with-modern-plumbing-water-heaters-toilets-faucets-sinks

https://www.citruscountyplumbers.com/the-modern-plumber/upgrade-your-home-with-modern-plumbing-water-heaters-toilets-faucets-sinks#comments

Uncategorized

Since 1978, Modern Plumbing Inc. has been Citrus County’s go-to plumbing company for reliable service, quality installations, and friendly customer care. At Modern Plumbing, Inc., we’re here to help you understand the difference — and protect your home from costly mistakes.

✅ When DIY Plumbing Can Work

Some minor plumbing tasks can be safely handled with basic tools and a little know-how. Here are a few examples:

Unclogging a Toilet: A plunger often does the trick for simple blockages.

Replacing a Showerhead: An easy swap that usually requires just a wrench and plumber’s tape.

Fixing a Dripping Faucet: Replacing a worn washer or cartridge can stop a slow leak.

Cleaning Hair from Drains: Drain snakes or natural cleaners like vinegar and baking soda can help.

These quick fixes are budget-friendly and relatively low risk. But when the problem goes deeper — literally or figuratively — it’s time to call a licensed plumber.

□ When to Call the Pros at Modern Plumbing

Here are the situations where hiring a professional plumber in Citrus County is the smart (and safe) move:

Low Water Pressure: Could be a sign of pipe corrosion or a hidden leak.

Recurring Clogs: Frequent backups may point to a deeper problem in your sewer line.

Pipe Replacement: Old or polybutylene pipes can burst if not professionally handled.

Water Heater Issues: Repairs and replacements should be done by a licensed plumber to prevent injury or property damage.

Slab Leaks: These are serious and can cause foundation damage — we offer expert slab leak repairs in Inverness and surrounding areas.

Backflow Problems: Florida regulations require certified plumbers for backflow testing and repairs.

Remember: Plumbing is more than pipes — it involves local codes, proper tools, and years of experience. That’s where our Citrus County team comes in.

□ Why Choose Modern Plumbing, Inc.?

Based in Inverness, FL, we’ve been serving Citrus County homeowners since 1978. With fully licensed technicians and a reputation for honest, dependable service, Modern Plumbing is your go-to for everything from emergency repairs to full repipes and bathroom remodels.

We serve Inverness, Lecanto, Hernando, Crystal River, Beverly Hills, Homosassa, and surrounding areas. We also work with mobile homes, offer slab leak services, and provide backflow certification testing.

□ Contact Us Today

Not sure if your plumbing issue requires a pro? Just give us a call! Built for Professionals: ProLine = Premium Quality
The AO Smith ProLine Series is exclusively sold to licensed plumbers—not available to the general public. These models are designed with higher-grade components, tighter quality control, and enhanced durability. In contrast, the Signature Series at Lowe’s is built for DIY installation and comes with lighter-duty components to keep retail costs low.
Key ProLine Features:

Commercial-grade heating elements

Brass drain valves (vs. plastic on retail models)

Higher energy efficiency ratings

Built for longer lifespan and daily demand

🛠️ 2. Professional Installation Matters
Buying a water heater at Lowe’s often means hiring a third-party contractor—or worse, trying to install it yourself. With Modern Plumbing, Inc., you get licensed, insured technicians who handle every step professionally, from removal to code-compliant installation.
Benefits of choosing Modern Plumbing:

Full warranty protection (including labor)

Accurate sizing and placement

Code-approved pressure relief valves and expansion tanks

No installation guesswork—just peace of mind

🔒 3. Warranty and Support: Better with ProLine
AO Smith ProLine water heaters installed by Modern Plumbing come with longer warranties, stronger support, and direct manufacturer backing when installed by a licensed plumber.

🏆 4. Long-Term Value You Can Trust
Yes, the Signature Series may look more affordable up front—but with shorter lifespans, more frequent repairs, and lower energy efficiency, it often ends up costing homeowners more in the long run.
Choosing Modern Plumbing and the AO Smith ProLine Series gives you:

A more durable, efficient heater

Full professional installation and inspection

Fewer repairs, longer life

Modern Plumbing 1 Year Warranty Coverage

✅ Final Verdict: Go Pro with Modern Plumbing
If you want a reliable, long-lasting water heater backed by expert installation and local support, Modern Plumbing, Inc. is your best bet. Families who experience a consistent lack of hot water during crucial times, such as showering, would enjoy the endless hot water that a tankless water heater provides.

Space Saving - Tankless water heaters are wall-hung and take up significantly less space than standard tank-type heaters. Some are also available for exterior, outdoor-rated installations.

Options - Tankless water heaters come in options of Electric, Natural Gas, or LP - Propane.

Cons:

Endless Hot Water? - Why is it both a Pro and a Con? If sized correctly, tankless water heaters can work great. However, as professionals, we often see customers (and other plumbing contractors) undersize tankless units. They are not a one-size-fits-all solution for homes and require specific information for demand and sizing. How many bathrooms are there? Are there any high-flow fixtures like tub fillers for a freestanding or garden tub? Undersizing units often leads customers back to their original problem: cold showers.

Cost of Unit - Tankless water heaters cost approximately 2 to 2.5 times more for the unit itself (not including installation) compared to a traditional tank-type heater. Yes, you can find them cheaper, but as with most things in life, you get what you pay for. Keep this in mind when considering options and avoid purchasing off-brand units from Amazon or eBay.

Cost of Installation - Every installation cost can vary depending on the location of your existing water heater. Relocating the unit outdoors will result in running new water or gas lines. The plumbing is often the least costly part of the installation. Hiring an electrician can be the most costly aspect, as described in the next bullet point.

Electrical Cost - Electric tankless heaters can give homeowners a run for their money. Tankless heaters have a much larger electrical draw than standard tank-type water heaters, which requires significant electrical modifications for larger wiring and sometimes up to 2 to 3 breakers. A typical tankless water heater draws between 40 and 120 amps, depending on the model and its heating capacity, with most requiring a dedicated circuit and a breaker sized accordingly; for reference, a standard electric water heater usually uses around 18.8 amps at 240 volts. If your existing breaker box doesn't have additional breakers for expansion, you might have to upgrade or replace your whole breaker box.

Maintenance Cost - Tankless water heaters must be flushed annually per manufacturers' requirements. If done by a professional, this would cost you $150 - $200 annually. This is something to strongly consider versus a traditional tank-type heater.

High Maintenance - As described above, you should flush your tankless heater annually. Tankless heaters have small diameter piping that doesn't work well with poor-quality water. Water minerals and calcium can reduce the longevity and effectiveness of the unit. It's highly suggested to have a Water Conditioning and Filtration System when using a tankless water heater (which is another significant cost if you don't currently have one).

Repairs and Reliability - In comparison to a tank-type water heater, the technology in a tankless heater makes repairs much more complicated. An electric tank-type water heater has approximately six replaceable parts (2 elements, 2 thermostats, an anode rod, and a T&P valve). All these items are stocked by plumbers as well as hardware stores, resulting in quick and inexpensive repairs. Tankless technology includes items like flow sensors and circuit boards that require lengthy diagnosis times and much longer times to order and receive parts. This can leave customers without hot water for extended periods and with much larger plumbing invoices.

We hope you find this information helpful when considering a tankless water heater! We always like to make our customers aware of the possible complications they may face when making important financial decisions for their home. In our experience, tankless water heaters work best in gas applications when sized and designed during new construction. The technology of tankless water heaters improves each year, but when it comes to replacing your tank-type water heater, I always recommend going with a standard tank-type heater.
